10 Days of Thanksgiving: Day 3

Today I am thankful that I have a wonderful tenant that occupies the condo I own in the Minneapolis area.

Some of you who are newer to reading my blog might not know that I own a condo in the suburbs of Minneapolis.  I was so young when I bought it and did not know myself well enough then to know that the suburbs are a HORRIBLE fit for me.  So a little over 2 years ago, I decided to rent it out and moved into a downtown condo (that I also rented, I am not willing to own 2 properties so will not buy until I sell my condo).

I have had the same tenant since I initially rented it out and he is AMAZING.  I had heard so many horror stories but awful tenants, but luckily my tenant is wonderful.  He pays his rent early, takes such good care of my place, and even fixes things around my place.  He is just a gem and I am so thankful that he is my tenant.

My condo is still worth significantly less than what I paid for it, so I hope and pray that he sticks around for a couple more years as he makes being a landlord so easy.  My goal is to try to sell my condo during the summer of 2015, so hopefully the market rebounds to the extent I need it to, and hopefully my tenant stays around until then!  But whatever happens, I am so thankful he's been there for the last 2 years.

You are a lucky woman. Rick owns three duplex units and he has had awesome tenants and one he had to take to court who skipped with not paying rent of several months. A good tenant is worth their weight in gold -- Keep him happy!

Yes, you are lucky! And I hear that properties in the Mpls area are increasing in value again so hopefully in 2015 you will not be up-side-down! Cheers!

That is awesome. A couple I know who was living in NYC for a few years returned to their home in London, which they'd rented out, to find it completely trashed. I'm so happy you found a good reliable person.

argh, my bad tenants ended up moving to Texas, so we're filing the lawsuit down there now too. And still trying to sell that house. The interest is almost there, but this time of year is not good for sales and I really don't want to hold that house over the winter.

I am glad you found a good one. Bad ones are awful.

So curious! Does he ever put in work orders? He fixes everything himself? Amazing.

Good tenants are a huge blessing! I'm hoping to be able to sell my condo in the near future too!

Something to be thankful for, most definitely! I have heard horror stories, so I am glad you found a really, really awesome tenant!

Yup! I have had bad tenants and it is horrible! You are super fortunate to have a good one. Keep him as long as you can! In fact, even if the home values go up, he may still be worth keeping for a while, depending on whether or not his rent pays the mortgage.

I just let my property manager know that I would rather keep my tenants than bump up the rent this year. I would love to sell but right now the market is still not where I want it to be. Praying you keep the tenant as long as you need him!

Great thing to be thankful for! I watched my mom deal with some BAD tenants when she used to have rental properties so I think this is an especially good thing to be thankful for when you're renting out a property!

I'm so glad it is working out with your tenant! I always end up hearing horrible stories. People can sometimes suck. Glad he doesn't. ;)

When you rented your condo to him, you never even knew how important it would be to have a self sufficient tenant. If it wasn't for him, you might have had to employ a management company to address any issues with your place!
